The initial house market RVM value was $722,000 in the summer of 2021. The sellers had relocated out of state. The home had been left vacant for an extended period of time. Our preparation phase included a massive effort to clean, repair and clear this large home.
A big challenge was nothing had been updated, ever, in this home that was built in 1999. 95% of today’s buyers want a turn key purchase. They don’t want to have to update anything when they move. This home could have sold deeply discounted but it’s location and lot featured provided a large amount of hidden value. Our challenge was to communicate and highlight this value.
After the home was ready to bring to market we conducted a high end professional photo and video shoot. After all of the content was captured we produced a beautiful virtual walk through video experience. This included the areal drone video footage of the home and surrounding area. A big emphasis was put on the green land space next to the home, the cul-de-sac lot position and the cute fenced yard space.
The promotions phase included syndicating campaigns to a multitude of buyers through a variety of channels to maximize exposure of the home. Multiple open house events were held that drew many local and out of state buyers.
