There’s a golf course in Franklin with three different neighborhoods around it and no residential connection to any of them. Around Temple Hills Country Club, buying a property doesn’t come with membership, and it doesn’t require one. You choose your relationship to the club after you choose the property — or you skip it entirely. For a buyer who wants that decision in their own hands, it’s the whole point.

Temple Hills Country Club is the only 27-hole club in the area — three nine-hole courses: the Dogwood, the Deercrest, and the Quail Run. Twenty-seven holes changes how a course plays; the rotation keeps it from getting stale in a way members notice within the first season. Membership is tiered across Golf and Social options and runs a full year-round calendar of dining, fitness, tennis, pool, and events. It’s operated by Invited, the national club company, so membership also carries reciprocal access at clubs around the country.

But structurally, it’s a standalone club. There’s no development attached to it. The neighborhoods around it are their own places.

Temple Hills — the established option. Mature trees, larger lots, and some properties sitting directly on the green. Because it’s been here a while, condition varies widely: fully renovated properties sit beside ones that haven’t been touched in years, so the value is in knowing what you’re walking into. It fits a buyer who wants room, settled surroundings, and doesn’t mind evaluating finish property by property.

Stephens Valley — the newer, denser choice. Smaller lots, newer construction, and real walkability, which is what people come here for. Less about acreage and the course, more about a community you move through on foot with current finishes throughout. It fits someone who’d trade lot size for walkability and the certainty of new construction.

Timberline — closest in character to Temple Hills, but with more consistency. Larger lots, larger square footage, and select properties either directly on the course or positioned for the view. It’s for a buyer who wants the established, on-the-course feel with a bit more scale to the property itself.

In a golf-course community, the club comes attached to the property in some form — required at Troubadour, a tiered choice at The Grove, available with or without residency at The Governors Club. Around Temple Hills, it’s simply separate. You buy the property you want and decide about the club on your own timeline, or decide it isn’t for you and lose nothing. That’s the widest optionality of any golf arrangement in the county, and there’s more inventory here than in all three golf-course communities combined.
